It is not clear if this mortgage was taken over by the The Mercantile Finance Trustees and Agency Company of Australia Ltd, but it is the latter company that sells the land to Brisbane.

Louis Thalman Biccard took out a mortgage with The Bank of Australasia on 2 Dec 1890, which was discharged on 18 Dec 1890, when the Mercantile Finance Trustees took it over. By 1892 the mortgage was £1,360. It appears that Biccard defaulted on the mortgage at some time as the property was sold on by Mercantile to Willoughby Curtois. It is likely that the Biccards remained at the house until 1893.1,2

Death-Notice*16 Feb 1885ROBERTSON-On the 13th inst., at his residence Montacute-house, Grey street, St Kilda, John Robertson, youngest son of the late Duncan Robertson, of Englefield, age 34.
The Friends of the late John Robertson, Esq., late of Wargam, N. S. W., are informed that his remains will be interred in the Boroondara Cemetery.
His funeral is appointed to leave his late residence, Montacute-house, Grey-street St Kilda, THIS DAY (Monday, the 16th Inst ), at 2 o'clock.4
