    All that Piece of LAND, near PAKENHAM being Allotment 16, parish of Gembrook, containing 235 acres 1 rood 20 perches, and known as Wright's Paddock, sheep-proof fences, two rails, three wires.
    It has a frontage to a permanent running creek, and the character of the soil is dark chocolate and black rich volcanic. About 100 acres have been cultivated, and nearly the whole farm has been cleared.
    It is situated six miles from Pakenham railway station, and the roads are perfect. There are few better farms in Victoria, and the mortgagees have determined to sell. Samples of the soil can be seen at our office.
    Also That grand mountain RESIDENCE containing 306 acres of land, near Pakenham, and known as "Caversham," one of the most elevated and picturesque places in Victoria, the views from which are simply magnificent, embracing both mountain and sea.
    It is approached by a winding avenue planted on either side with every description of English trees and shrubs. The garden and shrubbery contains a variety of flowers and shrubs, which it is impossible to enumerate, and includes camellias, rhododendrons, walnuts, chestnuts, English holly, pepper trees, magnolias, pines, cypresses, elms, oaks, pittosporum, ice plants, creeping roses, azalias, Yucca palms, dahlias, lilies , &c. There are rockeries covered with choice creepers and ivy borders. There is on orchard of 10 acres, in full bearing and a first class vegetable garden. The residence contains seven rooms a large hall, besides two pantries, kitchen, bathroom, sçullery. There is a verandah 9ft. wide all round. The outhouses consist of stables, buggy shed fowlhouses, also a six-roomed home for servants. There are two creeks through the property, and a nice fern-tree gully.
    As the mortgagee is determined to sell, a bargain may be looked for.
    The house is weatherboard, lath and plastered.
